In the old days, with an abundance of listings and no coronavirus, a house hunt would typically start with a viewing run of as many as 8 to 10 properties to give a Buyer an overview of the market; The good, the bad and the ugly. Over the last 5 or so years, we have not had enough inventory for this approach, and now Covid 19 has created risk where there was none before. Realtors can and must take additional steps to expose fatal flaws, missing features, or other major issues that might disqualify the property from consideration - in many cases without a personal viewing. A new issue of concern to be included in mix of "due diligence".
Current MLS & MLS history, Listing Agent(s), Pictures, Virtual Tours, City Website, Geo Warehouse and even Google can tell us more. If I am still not sure, I might do a drive by, but if we go in, I am confident I have made additional inquiries when appropriate and we are not wasting our time or taking unnecessary risk.
